Full Service Property Management

4A Properties,llc is a full service property management firm, helping owners realize the fullest benefits from their investment property. We apply our knowledge and experience to solve the problems inherent to rental properties to ensure owner and tenant satisfaction.

VACANCIES: 4A Properties,llc utilizes a large variety of sources to advertise your rental property. These include: our website, internet posting sites, signage, newspapers, and ‘word of mouth’ referrals from our large network of satisfied customers and associates. Vacancies are filled quickly to maximize your property’s revenue stream.

LEASING: 4A Properties handles all of the details of leasing your property including: advertising, taking applications and screening those applicants for credit and criminal history, showing the property, signing leases, collecting deposits, completing move in inspections and ensuring connection of utilities in tenant’s names.

MONTHLY STATEMENTS: We collect rents, deduct mgt. fees owed, pay any bills for maintenance of the property from rent funds (as authorized by owner), and either mail or deposit owner’s rent payment. All of this is accounted for through our online accounting system and a monthly statement detailing all income and expenses is mailed to the owner. At year end, we provide a year-end statement and 1099 tax form for your tax filing.

PROBLEMS: We handle all difficulties with tenants; posting notices and following up with them as necessary. We make continual efforts to contact tenants and keep them in compliance with lease terms and City ordinances. We will even facilitate evictions or collections as necessary on your behalf at no additional expense to the owner.

COMMUNICATION: We handle communications between owner and tenant and vice versa. Any necessary communications with utility companies or city officials we field as well. We arrange contractors to do necessary work and, in most cases, receive billing to deduct from rent income. Most importantly, we strive to maintain regular communication with our owners, especially if there are changes in tenancy, repairs, or problems of any kind.
